How Long Does It Take To Sell A House For Cash?
Seven days is the advertised figure and it is achievable. What decides whether you get it is almost never the buyer.
Every cash buyer advertises a fast close, and the number is usually genuine. But it comes with an unstated condition attached: once title is clear. That clause does most of the work, and understanding it tells you what your own timeline really looks like.
What Has To Happen, And How Long Each Part Takes
- You describe the property. Same day.
- The buyer prices it and sends a written offer. Ours is within 24 hours.
- You accept and a contract is signed. Same day if you are ready.
- The title company opens escrow and searches title. This is the variable. Days if the chain is clean.
- Payoffs and liens are obtained. Depends on how quickly your lender and any lienholder respond.
- Signing and funding. A day, and it can be done remotely.
- The deed is recorded with the county clerk. Shortly after.
Note what is absent: no listing, no showings, no option period, no appraisal, no underwriting, no lender conditions. Removing those is the entire source of the speed.
The Five Things That Actually Cause Delays
1. A Deceased Owner Still On The Deed
By far the most common. If someone on the title has died and the estate was never administered, that has to be resolved before title can pass. Depending on circumstances the route may be probate, an affidavit of heirship, or something else, and Texas generally has a four-year limit on probating a will. This is a matter of weeks or months, not days, and it is worth starting immediately.
2. Liens Nobody Knew About
An old loan that was paid but never released, a judgment, a contractor's lien, unpaid municipal charges secured against the property. Most are straightforward to clear or are simply paid from the proceeds, but each one adds time to obtain the paperwork.
3. Multiple Owners Who Have To Sign
Several heirs, an ex-spouse, a co-owner overseas. Coordinating signatures is often the longest part of an otherwise simple transaction. In Texas, conveying a homestead generally requires both spouses to join even where only one is on the deed.
4. HOA Resale Certificates
Required under the Property Code where an association exists, and the management company controls how fast it arrives. On a subdivision property this is frequently the item that sets the closing date. Ask for it to be requested on day one.
5. Boundary And Survey Problems
More common on acreage and older rural property: an old survey that no longer matches the fence line, or a driveway crossing a neighbor's land with no recorded easement. Resolvable, but not quickly.
How To Find Out Your Real Timeline In A Day
Rather than guessing, establish three things: who is on the deed and whether they are all alive and available; whether there is an HOA; and whether anything is recorded against the property. Those three answers predict your closing date far better than any buyer's advertising does.

When A Longer Close Is Actually Better
Fast is not always the goal. Plenty of sellers want thirty or sixty days so they can line up somewhere to move to, finish a school term, or coordinate with a purchase elsewhere. A cash sale can be slow on purpose just as easily as it can be quick. The advantage is that the date is chosen rather than hoped for.
