Speed comes from removing steps, not from doing the same steps faster. Here is what each route actually involves.

Everybody selling in a hurry asks how to make the process quicker. The useful reframing is that a conventional sale is slow because of specific steps, and speed comes from eliminating those steps rather than compressing them.

You can shorten this route by fixing only the items a lender will stop on rather than everything, and by pre-empting the title work: order the search early so anything that needs curing is discovered before a buyer is waiting.

Route Two: Sell To A Cash Buyer

This removes preparation, time on market, the option period, the appraisal and the financing block. What remains is the title work and the closing, which is why a week is realistic once title is clear.

The cost is price. You are trading some proceeds for the removal of every step that could delay or derail the sale. Whether that trade is right depends entirely on how tight your deadline is and what condition the house is in.

What You Can Do This Week To Speed Either Route Up

  • Find out who is on the deed. If a deceased relative is still on it, that is your critical path, not the house. See title problems and liens.
  • Get your payoff figure. Ask your servicer in writing, with a date it is valid to.
  • Locate the survey, if there is one. It saves time and sometimes money.
  • Chase the HOA resale certificate early. The management company controls that timeline and it is a frequent cause of delay.
  • Write down what is wrong with the house. An accurate description produces a firmer offer and fewer surprises later.
  • Check the insurance if the house is empty. Vacancy provisions catch people out.

The San Antonio Specifics Worth Knowing

Two things slow local sales more than anything else. The first is foundation movement: much of Bexar County sits on expansive clay, so foundation history is common, and once it is documented a financed sale becomes a negotiation about piers with a lender watching.

The second is title on long-held property. Houses that have been in a family for decades frequently have an estate that was never formally administered, and that must be resolved before title can pass. Neither is fatal, and both are much easier to deal with if raised in week one rather than week five.
